We provide real estate video, photography, social-first vertical content, architectural documentaries, Matterport 3D scans, and bundled photo and video packages. Our services range from efficient MLS coverage to high-end cinematic marketing.

We work with individual agents, real estate teams, brokerages, builders, developers, and luxury listing specialists.

All shoots are booked through our online scheduling system. After booking, you’ll receive confirmation, prep guidelines, and instructions for submitting logos, headshots, and branding assets.

We serve San Diego County and Las Vegas as local markets with no travel fees. Travel to Orange County and Los Angeles is available for select Premium and Signature services and includes an additional travel fee.

Yes. San Diego is our home market and is fully supported by our in-house team of photographers and videographers. Shoots in San Diego do not incur travel fees.

Yes. Las Vegas is a fully supported local market with on-the-ground photographers and videographers. Shoots in Las Vegas do not incur travel fees.

Choosing the right video service depends on the home’s value, the level of visual detail you want to showcase, and where you’ll use the content.

For entry-level or value-focused listings, Standard Video is a cost-effective, daytime-only option that provides clean, professional MLS coverage with a quick turnaround.

For most mid-range listings, Premium Video is recommended. It’s also daytime-only and includes a branded version, an unbranded MLS version, and one vertical social media edit. It offers a more cinematic feel and additional deliverables compared to Standard.

For luxury and high-end listings, Signature Video is the top-tier choice. It includes daytime, sunset, and twilight coverage, day-to-night transitions, and multiple deliverables: a branded version, an unbranded version, and three vertical social media edits, one of which includes the agent on camera for an introduction piece. Signature Video is all about high-end cinematic visuals, elevated editing, rich sound design, and cinematic color grading, making it perfect for showcasing premium properties.

If your focus is social media engagement, Social Edge Video is specifically designed for platforms like Instagram and TikTok. And for architecturally significant properties, an Architectural Documentary is the ideal choice, focusing on storytelling and design.

Standard Video includes wide interior and exterior shots, drone footage, daytime-only shooting, one unbranded MLS-compliant video, and a standard edit. Revisions are not included.

Premium Video includes wide and detailed shots, drone coverage, daytime shooting, a cinematic edit, three deliverables (branded, unbranded MLS, and vertical social), and one revision round up to one hour.

Signature Video includes daytime, sunset, and twilight coverage, wide and detailed shots, drone footage, cinematic editing, day-to-night transitions, five deliverables including three vertical social edits, and an agent on-camera intro in one social edit.

A Sunset and Twilight Highlight Video is a standalone cinematic video service focused on capturing a property during golden hour and twilight for maximum visual impact.

This service includes approximately 1.5 hours on site and is available for properties of any size. It does not include full interior or exterior coverage of the home. Instead, it highlights the strongest “hero” angles, exterior elevations, lighting features, views, and select interior spaces that photograph best during sunset and twilight.

This option is ideal when the goal is to create a dramatic, high-end visual focused on atmosphere and lighting rather than a full listing walkthrough.

No. Standard and Premium Videos are daytime only. Sunset and twilight coverage is included with Signature Video or available as a standalone Sunset and Twilight Highlight Video.

Social Edge Video is vertical-first content designed for platforms like Instagram, TikTok, and Reels. It includes scripting, agent on-camera lines, visual effects, text overlays, and pacing optimized for short-form engagement.

Standard includes a 2-hour shoot, one finished vertical reel, scripting, VFX intro, captions, and standard property footage. Daytime only.

Premium includes a longer shoot, one finished reel, one vertical walk-through, expanded property footage, agent B-roll, additional VFX text lines, and scripting. Daytime Only.

Signature includes two finished reels, a vertical walk-through, expanded agent coverage, sunset and twilight shooting, and day-to-night transitions.

Yes. All Social Edge packages include two revision rounds up to one hour each. Additional revisions are billed at $200 per hour.

Yes. Social Edge Videos are licensed for promotional use and can be used for organic or paid social campaigns.

Architectural Documentaries are story-driven films focused on design, architecture, and narrative using interviews, cinematic B-roll, licensed music, and advanced sound design.

A half-day shoot, one interview, a 2–3 minute film, two vertical cutdowns, basic pre-production coordination, and one revision round.

A full-day shoot, up to two interview subjects, day through twilight coverage, a 3–5 minute film, three vertical cutdowns, and two revision rounds.

A full-day plus half-day shoot, up to three interview subjects, multiple interview setups, expanded lifestyle and area coverage, a 5–8 minute film, five vertical cutdowns, and three revision rounds.

Yes. Branding, lower thirds, and tasteful logo integration can be included.

Standard Video includes no revisions. Premium Video includes one revision round up to one hour. Signature Video includes two revision rounds up to two hours each. Additional revisions are billed at $200 per hour.

Yes. Aerial-only video is available for properties under one acre and includes a 60-second edited video.

Drone coverage is weather- and airspace-dependent and cannot be guaranteed on every property.

Certain locations may require FAA authorization, which is not guaranteed and can take several weeks or longer to obtain. In some cases, approval may not be granted at all due to proximity to airports, military or naval bases, or other restricted airspace.

Weather conditions, temporary flight restrictions, or safety considerations may also prevent drone flights on the day of the shoot. When drone footage is not possible, we capture exterior footage from the ground instead.

Drone coverage is always planned when allowed, but final execution is subject to regulations, approvals, and real-time conditions beyond our control.

Yes. All video services include aerial drone footage when airspace allows. If a property is located in restricted or controlled airspace, we will attempt to obtain authorization from the FAA.

FAA approval is not guaranteed and can take up to several weeks or longer in some cases. In certain locations, approval may not be granted at all due to proximity to airports, military or naval bases, or other restricted zones.

If FAA authorization is denied or not approved in time for the scheduled shoot, we will capture exterior footage from the ground instead. While FAA denials are uncommon, they do happen and are outside of our control.

Drone coverage is always planned when possible, but final execution is subject to airspace regulations, FAA approval, and real-time conditions on the day of the shoot.

Yes. Agent intro segments or full on-camera narration throughout the video can be added as an upgrade to Premium Video and Signature Video.

Typically 48-72 Hrs. For larger properties and more demanding videos, turnaround times can extend 3-5 days, although the vast majority of our videos are delivered in 72 Hrs.

As a general rule of thumb, for homes under $1 million, Standard Photography is a great fit. It’s low-cost and offers a quick turnaround. For properties in the $1 million to $4 million range, we recommend Premium Photography, which provides very high-quality images and full coverage suited for most listings. For luxury listings over $4 million, or homes with high-end finishes and architectural details you want to highlight, Signature Photography is ideal. It delivers a magazine-quality look that really emphasizes the property’s unique features.

Interior and exterior HDR photos without flash, designed for speed and efficiency.

We do not guarantee a fixed number of photos based strictly on square footage. Instead, we deliver the appropriate number of images needed to fully and effectively represent the home.

Our team captures what experience tells us adds the most value to a listing and intentionally omits spaces that typically do not benefit marketing, such as small closets, toilet rooms, or unfinished or cluttered garages. If there are specific areas you would like photographed, you’re welcome to request them in advance and we’ll include them whenever possible.

Most Standard Photography shoots result in approximately 15–100 final images, depending on the size, layout, and features of the property.

Premium Photography is designed to provide full, high-quality coverage of the home, including interior and exterior spaces, while maintaining a strong balance between quantity and polish. The final image count is curated to ensure each photo adds value to the listing and marketing materials.

Premium Photography is typically delivered within 48 hours of the shoot.

Turnaround time may vary slightly depending on the size of the property and overall scope, but Premium Photography is designed to balance high-quality imagery with a fast, reliable delivery timeline suitable for most active listings.

Magazine-quality photos with wide and detail framing, aerial photos included, vertical images included, and advanced lighting and editing.

On average, Signature Photography shoots deliver approximately 25–50 final images. Some properties may benefit from more than 50 photos, depending on size, layout, and architectural detail.

Signature Photography follows a quality-over-quantity approach. This service is designed for high-end marketing, not simple documentation. Every image is intentionally composed, lit, and edited to highlight the property’s architecture, finishes, and overall presence, ensuring each photo adds real value to the listing.

Turnaround time for Signature Photography varies based on the number of images delivered, as each photo is carefully hand-blended and refined to achieve the highest possible quality.

On average, Signature Photography shoots under 30 images are delivered within 48–72 hours. Larger shoots requiring 50–60 images may take up to 5–7 days to finalize.

When needed, we often provide a small selection of hero images within 24-48 hours for “Coming Soon” posts, marketing teasers, or editorial deadlines.

Twilight Photography is one of the most effective ways to make a listing stand out. These photos are captured during a narrow window, typically 20 minutes before sunset through 20–30 minutes after sunset, when the sky color and interior lighting create a dramatic, high-end look.

For the best results, all interior and exterior lights must be turned on, including landscape, pool, and driveway lighting.

Twilight Photography does not include full interior coverage. Instead, it focuses on the strongest “hero shots” of the property. This usually includes a curated mix of exterior angles, view shots, pool and backyard imagery, and select interior spaces featuring views through prominent windows.

Signature Twilight Photography is our highest-level twilight photo offering, designed for luxury listings and high-end properties. It delivers top-tier image quality, advanced editing, and a more expansive set of images compared to standard twilight options.

This service includes a curated mix of ground and aerial twilight photos, along with varied angles and perspectives ideal for marketing, print, and social media. Each image is carefully crafted using advanced techniques that blend natural dusk light with interior and exterior lighting for a magazine-quality finish.

Signature Twilight Photography is ideal when you want to fully showcase the property’s architecture, lighting design, and overall presence at dusk.

No, Amenities can be booked as an add-on when booked with another service.

Yes, we are happy to reschedule at no charge if the call is made at least 1 hour before the shoot. 2 weather reschedules for Premium and Signature services. 1 weather rescheule for standard and combo services.

No, the media provided is only licensed to the client who booked the service. Giving any other party media is a copyright infringement and will result in takedown notices and further action only if needed. Our clients can give stagers, home owners, or any other third party our contact information and we can license the photos to them directly. Spearhead Media is able to grant a license to anyone they chose.

No, this will result in an on-site reschedule.

Yes and No. If absolutely necessary, the home can be occupied but the quality of the final product is negatively affected by this. The optimal setting for us to produce high quality media is to shoot with the most limited number of occupants possible (Ideally 0). In the case of workers, contractors, etc, we will not shoot the spaces if there are people working there unless they clear the rooms or areas by the time we get to that section of the home.

No, the property should be in shoot ready condition when the photographer arrives on site. We do our best to keep an eye out for out of place items and will at times be able to make small adjustments, but for best results we require that the property is in shoot ready condition by the time we arrive.

This will result in an on-site reschedule (rescheduling fee will apply).

ADUs, granny flats, and detached units are only included in Standard Photography if their square footage is added to the main residence’s total square footage at the time of booking.

For example, if the main home is 2000 sq ft and the ADU is 1000 sq ft, the service must be booked under Standard Photography – 3000–3999 sq ft to include both structures.

If the ADU or detached unit’s square footage is not included in the original booking, it will not be photographed during the shoot.

No, we ask that Spearhead Media is onsite without other photographers.

Possibly, but on-site add-ons are not guaranteed and must be approved by Spearhead Media before they can be scheduled.

Any additional services requested on the day of the shoot are subject to the photographer’s existing schedule and daylight availability. These services cannot be booked directly on the website and must be coordinated with our team first. If approved, Spearhead Media will provide next steps for scheduling and billing.

To ensure availability and avoid delays, we strongly recommend booking all desired services in advance.

A Matterport 3D scan is hosted for 6 months. After 6 months, the client has the opportunity to extend the hosting for another 6 months. The cost is 75% of the original purchase price.

We recommend booking as early as possible, especially for Premium, Signature, twilight, and multi-service shoots. Availability can be limited during peak seasons.

Pricing is based on total livable square footage. If the actual size differs significantly from what was booked, pricing may be adjusted to reflect the correct tier.

Yes. Video, photography, drone coverage, Social Edge Video, and Matterport can often be combined into a single shoot day.

Whether multiple services can be completed on the same day depends on the scope of work, property size, daylight and sunset timing, and the specific services booked. Larger properties or shoots that include twilight coverage may require additional time or a separate visit.

We always structure the schedule to prioritize quality and lighting conditions. In some cases, we may recommend splitting services across multiple days to ensure the best possible results.

Delivery timelines are standardized to ensure consistency and quality. Rush requests may be considered on a case-by-case basis but are not guaranteed.

Combo packages bundle video, photography, and aerial coverage at a reduced rate and are daytime-only unless otherwise noted.

No. Spearhead Media provides the final media assets, but we do not upload photos or videos directly to the MLS, Zillow, or other listing platforms on your behalf.

We deliver all final content via Dropbox download links, giving you full access to the photos and videos. For video, we also provide an MLS-compliant, unbranded video link hosted on Vimeo that can be used for MLS, Zillow, Realtor.com, and similar platforms.

While we don’t handle the actual uploading, we’re always happy to consult or guide you on best practices for uploading, formatting, and placement to ensure everything is used correctly.

Standard combo packages do not include revisions. Premium combo packages include revision allowances aligned with Premium Video.

All raw footage and photos remain the sole property of Spearhead Media.

Clients receive a Promotional Use License allowing use for marketing purposes including MLS, websites, and social media.
